Southwest Beverly Hills ADUs
ADU Builder in Southwest Beverly Hills
South of Wilshire, Beverly Hills gets denser. Lots are more rectangular and generally smaller, and apartment buildings sit closer to houses than anywhere else in the city, which opens two very different kinds of ADU project.
Fitting an ADU on a Southwest Beverly Hills Lot
A typical single-family parcel here is a straightforward rectangle, narrower and shallower than its counterparts in the Flats. The house fills more of it. That leaves less backyard, and every foot of an ADU's placement matters: how close it can sit to the rear and side lines, how much yard remains between the two buildings, and where windows can go without looking straight into a neighbor's bedroom.
State law helps here. No combination of local coverage, floor area, open space or front yard rules may squeeze a unit below 800 square feet, provided it keeps 4 feet from the side and rear lines. On a lot where the main house already uses most of the floor area allowance, that protected 800 square feet is often what makes the project possible. The City of Beverly Hills permits ADUs here under its Central Area guide. Because the area is south of Santa Monica Boulevard, the larger ADU type tops out at 1,200 square feet and detached units at 22 feet of height.

ADU Layouts That Work South of Wilshire
On narrow lots we often run the ADU along one side property line rather than straight across the back. That keeps a usable courtyard between the house and the unit, and it lets the ADU's main windows face that courtyard instead of the neighbors. Two-story units are allowed up to 22 feet, which can work well on a small footprint: a living area and kitchen below, a bedroom above. The tradeoff is privacy. Upstairs windows that face side yards are usually kept high, and decks face the owner's yard.
Junior ADUs suit this neighborhood too. A junior unit carved from a bedroom or two inside the house adds a home without using any of the backyard at all. It suits families who want a parent close by, or owners who want a rental without giving up the garden. The only exterior change is usually a new door and a small landing.

Multifamily ADUs on Southwest Beverly Hills Apartment Lots
Southwest Beverly Hills has more apartment buildings than most parts of the city. Many are two- and three-story buildings from the postwar decades, with carports, garage rows or storage rooms along an alley or rear lot line. Those leftover spaces are where most apartment-lot ADUs in this part of the city begin, because they need no new footprint.
SB 1211, in force since 2025, lets an existing apartment lot add new freestanding units one for one with its current apartments, stopping at eight. Laundry rooms, storage and garages can also become units, with the city required to permit at least one such conversion and as many as a quarter of the building's unit total. A fourplex, for example, could add four detached units and one conversion if the lot has room.
Beverly Hills keeps ADUs tied to the parent property, so these become rentals rather than condos. Beverly Hills also has rent stabilization rules for many existing apartments, and owners should confirm how a new ADU is treated before design is final. Unit mix and expected rents belong in the plan from the start.

The Southwest Beverly Hills Homeowners Association and Your ADU
The area is represented by the Southwest Beverly Hills Homeowners Association, which follows planning and development issues in the neighborhood. It does not issue ADU permits. That authority rests with the city, and ADU review is ministerial through Building and Safety plan check. Its meetings are a good place to hear what neighbors care about.
Still, a neighborhood with an active association tends to notice construction. Good neighbor practices go a long way: a clear construction schedule, a tidy site, deliveries timed to avoid school drop-off and trash days, and an ADU designed with privacy in mind from the start. Simple courtesy notices before noisy work help too.
ADU Options for Southwest Beverly Hills Lots
Protected 800-Square-Foot ADU
Even on a lot whose house has spent its floor area budget, an 800-square-foot unit set 4 feet off the side and rear lines remains on the table. That keeps the project ministerial.
Detached ADUs for Apartment Owners
Carports and open parking behind a building can give way to new cottages, one per existing apartment and never more than eight, and the city cannot demand the lost stalls back. Site layout sets the real count.
Storage and Garage Conversions
Old storage rooms and garage bays inside a building can be finished as studios. A quarter of the unit count is the ceiling, and one conversion is always allowed. Tenants in the main building keep their parking area use where possible.
Compact Two-Story ADU
On a small footprint, a 22-foot two-story ADU puts the bedroom upstairs and keeps more ground-level yard for both households. Windows upstairs are placed high or toward the owner's own yard, so neighbors do not gain a view into their gardens.

FAQs
ADU FAQ for Southwest Beverly Hills Owners
Is my small Southwest Beverly Hills lot big enough for an ADU?
Almost always. The protected minimum of 800 square feet applies here even when the lot's other limits are used up, and the side and rear setback for it is only 4 feet.
Does the homeowners association have to approve my ADU?
The Southwest Beverly Hills Homeowners Association is a neighborhood group, not the permitting agency. The City of Beverly Hills approves ADUs ministerially through plan check.
How many ADUs can my apartment building add?
Match the existing apartment count with new detached units, to a ceiling of eight. On top of that, between one and a quarter of the unit count can come from converting storage or garages.
How tall can an ADU be south of Wilshire?
Detached ADUs under the Central Area guide can be up to 22 feet tall south of Santa Monica Boulevard, which includes all of Southwest Beverly Hills. Attached units follow the state limit instead.
