ADU Builder Service Areas in and Around Beverly Hills
We build ADUs across twelve neighborhoods that touch the Beverly Hills city line. Three different cities issue the permits, and the first thing we do for any address is find out which one it is.

Beverly Hills is surrounded on most sides by the City of Los Angeles, with West Hollywood along its eastern edge. The borders are irregular, and mailing addresses do not follow them. A 90210 address can sit in Beverly Hills or in Los Angeles. Benedict Canyon Drive starts in one city and climbs into the other.
Each city runs its own ADU program. Beverly Hills reviews ADUs through Building and Safety plan check under its Central Area and Hillside Area guides. The City of Los Angeles reviews them through LADBS, with its own hillside, fire and historic preservation overlays. West Hollywood applies its own ADU code. State law sets the same floor everywhere, but the details above that floor differ.

ADUs Inside the City of Beverly Hills
Four of our areas are inside city limits. The Flats, between Sunset and Santa Monica Boulevard, hold the city's deepest level lots and its most generous ADU size allowance. Trousdale Estates, north of Sunset, has its own Article 26 standards that cap height at 14 feet and keep buildings on the level pad. Southeast Beverly Hills, near La Cienega Park, gained a Metro D Line station in May 2026 that removes ADU parking requirements for nearby lots. Southwest Beverly Hills, below Wilshire, has smaller rectangular lots and more apartment buildings.
All four share the city's rental rules (31-day minimum, no separate sale) and its program of up to four units on a single-family lot. They differ in what the ground allows. Flats lots can take a two-story guest house, Trousdale pads rarely can, and the southern districts trade lot depth for transit access and multifamily options.
ADUs in Neighboring City of Los Angeles Communities
Seven areas are in the City of Los Angeles. In the hills, Beverly Crest, Benedict Canyon and Bel Air share steep terrain, fire-zone rules and LA's closer scrutiny of hillside ADUs where street access is limited. Holmby Hills straddles Sunset and two community plan areas, with estate lots that often have existing guest houses to convert.
On the flatter ground to the south and east, Beverlywood has a homes association with design review, Carthay has three historic preservation overlay zones, and Beverly Grove mixes houses, duplexes and apartments close to the new Wilshire stations. LADWP supplies water and power across all seven. Beverly Hills rules do not apply in any of them.
- Hillside: Beverly Crest, Benedict Canyon, Bel Air
- Estate lots: Holmby Hills
- Flatland: Beverlywood, Carthay, Beverly Grove
ADUs in West Hollywood
West Hollywood borders Beverly Hills to the east and reviews ADUs under its own code. Most of its housing is multifamily, so state rules for adding detached units and converting storage or garages on apartment lots apply to many properties. Its single-family streets, mostly on the city's west side, suit garage conversions and compact backyard units.
Wherever your lot is, the consultation request form is the place to start. Give us the address, and we confirm the permitting city before we talk design. If the lot sits right on a border, the parcel records decide, and we explain what that means for size, height and parking before any drawing starts.

FAQs
ADU Service Area Questions
How do I know which city permits my ADU?
Look at the parcel's jurisdiction, not the mailing address or zip code. We check city and county parcel records for every address before design starts.
Are ADU rules the same in Beverly Hills and Los Angeles?
No. State law sets the same minimum protections in both, but each city has its own size limits, design standards, hillside rules and permit process.
Do you work in areas not listed here?
We concentrate on Beverly Hills and the neighborhoods on its borders. For a property just outside that ring, include the address in your request and we will say plainly whether it is a fit.
Which areas are in a fire hazard zone?
Inside Beverly Hills, everything above Sunset plus a thin band of blocks below it. Beverly Crest, Benedict Canyon and Bel Air are also largely within very high fire hazard zones. We confirm each parcel's status.
