ADU builder in Beverly Hills
Our team designs, permits and constructs accessory dwelling units across Beverly Hills, from Flats guest houses behind 1920s homes to tight pads in Trousdale Estates, and in the LA neighborhoods that ring the city line.
California ADU law (Government Code 66310-66342). Coastal, hillside and fire-zone lots can carry extra local rules.
ADU services
Every ADU here starts with the same questions: which code governs the lot, where the unit can sit, and how utilities reach it. From there the work splits into the build types and support services below. We handle all of them under one contract, so the designer, the permit set and the crew stay connected.

ADU builders in Beverly Hills
Beverly Hills ADU Builder Pros is an ADU contractor focused on one small city and the hills and neighborhoods around it. We draw the unit, take it through the city's plan check, and build it. That covers detached guest houses, attached suites, garage conversions, junior ADUs inside the main house, and second-story units over a garage.
The city is only about six square miles, but its ADU rules split in two. The Central Area guide governs the flat blocks south of Sunset Boulevard. The Hillside Area guide governs the canyons and ridges to the north. A unit that is routine on Bedford Drive can be impossible on a Trousdale pad, so the first thing we do on any project is figure out which set of standards the parcel sits under.
We also work just outside the city line. Beverly Crest, Bel Air, Holmby Hills, Beverlywood, Carthay and Beverly Grove are all in the City of Los Angeles and permit through LADBS. West Hollywood runs its own program. Many 90210 addresses are not in Beverly Hills at all, and we sort that out before any drawing starts.
See How We Build ADUsADU project types
The right ADU depends on the ground under it. These four examples show how lot shape, height rules and jurisdiction point toward a particular build type in different parts of our service area. They describe typical fits for those lots, not specific jobs.

The city's ADU development guides allow one junior ADU, one conversion ADU, one detached ADU under BHMC 10-3-5000 and one attached or detached ADU under BHMC 10-3-5001 on a single-family lot. Lots of 13,000 square feet or more can add one more through the Incentive ADU program if one unit is deed-restricted for rentals of at least a year.
How ADU permits work in Beverly HillsThree stages take an ADU from an idea to a finished unit with a final inspection. The middle stage, plan check, is where most Beverly Hills projects gain or lose time, so we put the most care into the drawings that go in.

01
We confirm the jurisdiction, pull the parcel's zoning and floor area, and meet the city planner with a site plan. Then we draw the floor plan, elevations and the structural and energy pages a complete permit set needs.
02
The set goes to Building and Safety for ministerial review. State law gives the city 15 business days to call the application complete and 60 days to approve or deny it. We answer correction notices and resubmit.
03
Our crew builds the foundation, frame, utilities and finishes, with city inspections at each stage. The project closes when the inspector signs off on the final and the unit can be occupied.

Why build an ADU in Beverly Hills
Most Beverly Hills properties were built with more yard than the owners use. A backyard guest house, a converted garage or a suite over the motor court turns that space into a place for a parent, an adult child, a caretaker or a long-term tenant. The city's own code now invites more than one unit on a single-family lot, which is a real change from how these neighborhoods were zoned for most of their history.
The rules here are also unusually generous in places. North of Santa Monica Boulevard, the larger ADU type can reach 1,400 square feet, which is a full house by most standards. The checklist below covers what sets Beverly Hills apart from most cities when it comes to adding a unit to a single-family property.
Beverly Hills regulates ADUs in Article 50 of Title 10, Chapter 3 of its municipal code. Review is ministerial and happens during building permit plan check, but the city asks owners to sit down with a planner before they submit. We take that meeting early, with a site plan in hand, because a problem caught there costs a redline, not a rebuild.
In the Central Area, the second new ADU (the BHMC 10-3-5001 type) can be up to 1,400 square feet north of Santa Monica Boulevard and 1,200 square feet south of it, or whatever floor area the lot has left if that is smaller. Detached units can rise to 25 feet on the north side and 22 feet on the south side. An ADU of at least 800 square feet is allowed no matter what the floor area, coverage or front setback math says.
The Hillside Area plays by different rules. The same ADU type can still reach 1,400 square feet, but a detached one needs a front setback of at least 100 feet. That pushes most hillside units toward the back of a deep lot, into a converted structure, or into the house itself. Trousdale Estates adds its own Article 26 standards: a 14-foot height ceiling and no building past the edge of the level pad.
North of Sunset, and on a few blocks just south of it, the Beverly Hills Fire Department designates a Very High Fire Hazard Severity Zone. ADUs there get fire-resistant construction details, and the lots get annual brush clearance inspections that start on or after April 1. We place the ADU with those clearance zones in mind.
We do not publish prices, because two ADUs of the same size here can cost very different amounts. The biggest swing is access. A Flats lot with a rear driveway lets a concrete truck and a small excavator reach the yard. A hillside pad reached by a narrow drive may need material moved by hand, a line pump for concrete, or a crane for framing packages.
Utilities are next. Beverly Hills runs its own water department, so a new water service or meter goes through the city, while power comes from Southern California Edison. Older homes often have panels too small to carry a second kitchen and a heat pump, and a service upgrade means coordinating with SCE on their schedule, not ours. Sewer laterals in 1920s and 1930s neighborhoods are frequently clay pipe that needs a camera inspection before anything ties into it.
Then there is the soil and the slope. Hillside sites usually call for a soils report and deeper foundations, sometimes caissons or grade beams. Fire-zone lots add ember-resistant vents, rated roofing and siding, and sometimes sprinklers. Finish level matters too, and in this market owners often want the ADU to match the main house in materials and detail. Size matters least of the major drivers. Keeping an ADU at or under 750 square feet does avoid impact fees under state law, which is worth weighing when you set the floor plan.
Beverly Hills service areas
Inside the city we work in the Flats, Trousdale Estates and the southeast and southwest residential districts. Outside it we build in Beverly Crest, Benedict Canyon, Bel Air, Holmby Hills, Beverlywood, Carthay and Beverly Grove, all permitted by the City of Los Angeles, and in West Hollywood, which reviews ADUs under its own code.

FAQs
Up to four under the city's development guides: one JADU, one conversion ADU, one detached ADU and one attached or detached ADU. Lots of 13,000 square feet or more can qualify for a fifth unit through the Incentive ADU program, which requires one unit to be deed-restricted as a rental with a lease of at least one year.
Yes, for terms of 31 days or longer. The city prohibits short-term rentals of 30 days or fewer in ADUs. You also cannot sell the ADU separately from the main house. Owner occupancy is not required to build or rent the unit under state law.
State law requires the city to decide whether your application is complete within 15 business days and to approve or deny a complete application within 60 days when a house already exists on the lot. The total time depends on how many correction rounds a set needs, which is why we put effort into a clean first submittal.
Often not. Lots within a half-mile walk of transit are exempt, and since May 2026 that covers many blocks near the new Wilshire/La Cienega Metro station. Conversions inside the house or an existing accessory structure need no parking either, and a garage removed for an ADU does not have to be replaced.
Not always. Much of the 90210 area north of the city line, including Beverly Crest and most of Benedict Canyon, is in the City of Los Angeles. Those lots follow LADBS rules, not Beverly Hills code. We check the parcel's jurisdiction before design starts.
On single-family lots, Beverly Hills offers a discretionary Minor Accommodation Permit for ADUs that exceed the objective standards. That adds a review step. A unit that fits the standards skips discretionary review entirely, so we usually design to the standards unless the extra space really matters to you.
Yes. The area north of Sunset and a few blocks south of it is a Very High Fire Hazard Severity Zone. ADUs there are built with ignition-resistant materials and vents, and the property must pass annual brush clearance inspections. Sprinkler requirements depend on the project, and we confirm them in plan check.
