Junior ADU (JADU) Construction in Beverly Hills
With a junior ADU, a few rooms of the house you already own become a self-contained apartment. It is the lightest touch of any ADU type and often the right one for hillside and Trousdale lots where new building is hard.
What Counts as a Junior ADU in California
A JADU is a unit of no more than 500 square feet of interior livable space, created inside a single-family home. An attached garage counts as part of the home, so a garage bay that shares a wall with the house qualifies. The JADU needs its own exterior entrance and at least an efficiency kitchen. It can have its own bathroom or share one with the main house.
That last choice carries a rule. If the junior unit shares sanitation facilities with the main home, the owner must live on the property. If the JADU has its own bathroom, state law does not require owner occupancy. Either way, any rental must run longer than 30 days, and Beverly Hills sets its own floor at 31 days.

Where a JADU Fits in a Beverly Hills House
Beverly Hills homes tend to have rooms that no longer get used the way they were designed. Many older houses in the Flats include a service wing with a small bedroom and bath off the kitchen. Larger homes have guest suites near a side door. Those spaces are close to a JADU already and need a kitchenette, an exterior door and some fire and sound work to become one.
Mid-century houses north of Sunset often have a wing of bedrooms at one end and an attached two-car garage at the other. Either end can become a junior unit. The garage version usually gives the most private entry, since it already opens to the driveway rather than to the family's living area. South of Wilshire, where houses sit on smaller lots, a JADU can add a unit without taking any yard at all. It is one of the few ways to add housing on those parcels that does not change what neighbors see from the street.
JADUs on Hillside Lots and in Trousdale Estates
In the Hillside Area, a larger detached ADU needs a 100-foot front setback, and steep ground makes any new structure expensive. Trousdale Estates goes further: structures are capped at 14 feet and nothing may be built past the level pad. On those lots the existing house is often the only place a new unit can go without a discretionary request.
A JADU stays entirely inside the envelope you already have. There is no grading, no new roof, no change to the pad and no question about view lines. The fire-zone rules north of Sunset still apply to any exterior work, such as a new door or window, but the scope is small.

Building a JADU Inside an Occupied Home
Most junior ADU projects happen with the family still living in the rest of the house. We seal off the work area, set up a separate path for crews to come and go, and schedule the noisy work, like cutting a new exterior door or trenching for a drain line, for set blocks of time.
The plumbing is usually the deciding factor in layout. Putting the kitchenette sink near an existing drain stack saves opening up floors. If a bathroom is added, we look for the same thing. The electrical work is often a subpanel fed from the main service, with a check that the main panel can handle the added load.
- Separate exterior entrance
- Efficiency kitchen with sink, cooking appliance and prep counter
- Private bathroom or shared bath (shared requires owner occupancy)
- Up to 500 square feet of interior livable space
Pairing a JADU With Other ADUs in Beverly Hills
The city's development guides allow one junior ADU on a single-family lot alongside a conversion ADU and two new ADUs. A JADU built now does not use up anything the lot needs later. Some owners start with a junior unit for a family member and add a detached guest house in a later phase.
The fee picture favors JADUs as well. State law bars impact fees on a junior unit of 500 square feet or less, and the work rarely triggers the utility upgrades that a separate building does. Plan check is usually lighter too, since the structure and footprint already exist and the city reviews mostly interior work.
Why a JADU Suits Many Beverly Hills Houses
Smallest JADU Construction Footprint
Nothing new is built outside the house. There is no foundation to pour, no roof to frame and no yard lost, which keeps disruption and permit scope smaller than any other ADU type. Neighbors barely notice it.
Works Where Height Rules Bite
On Trousdale pads with a 14-foot limit, or hillside lots far short of a 100-foot front setback, a junior ADU adds a unit without asking the city for an exception to any standard.
Flexible Junior Unit Use Over Time
A JADU can house a caregiver now, an adult child later and a long-term tenant after that. An interior connecting door lets it rejoin the main house when it is not needed. Nothing has to be torn out.
No Impact Fees on a 500-Square-Foot JADU
Under state law a junior unit of 500 square feet or less pays no impact fees. Plan review and permit charges remain, but the fee load is the lightest of any ADU type. Utility upgrades are rare, too.

FAQs
JADU FAQ for Beverly Hills Homes
Do I have to live on the property if I build a JADU?
Only if the junior unit shares a bathroom with the main house. When the JADU has its own sanitation facilities, state law does not require owner occupancy.
Can a JADU be in my attached garage?
Yes. For JADU purposes an attached garage is considered part of the house, so the junior unit can go there. A detached garage does not qualify as a JADU, but it can become a conversion ADU.
Does a JADU need a full kitchen?
No. It needs at least an efficiency kitchen with a sink, a cooking appliance and food prep counter space. Many owners choose a compact full kitchen anyway when the unit will house a long-term tenant.
Can I rent a junior ADU as a vacation rental?
No. State law bars short-term rental of JADUs, and Beverly Hills requires any ADU rental to run 31 days or longer.
Does a JADU need its own parking space?
No. A unit created within the existing home carries no parking requirement under state law.
