ADUs in Beverlywood

Beverlywood ADU Builder, City of Los Angeles

Beverlywood sits just south of the Beverly Hills line, a planned neighborhood of single-family homes on regular, mostly level lots. Two sets of rules meet an ADU here: the City of Los Angeles and the neighborhood's homes association.

Who Approves a Beverlywood ADU

Beverlywood is a City of Los Angeles neighborhood within the South Robertson neighborhood council area. ADU permits come from LADBS and follow LA's zoning code and the state ADU statutes. None of the Beverly Hills ADU program applies here, even though the city line is only a few blocks away.

The neighborhood also has a homes association that administers deed restrictions and architectural review for the tract. An association is not a permitting agency, and California law limits how far an association can go in blocking or unreasonably restricting an ADU on a single-family lot. But association rules can still shape design details, so we review the current guidelines before drawing and plan for the association's review alongside the city's. In practice, an ADU that respects the street view, matches the main house and keeps second-story windows away from neighbors tends to move through both reviews more smoothly.

Beverlywood Lots and the Garage at the Back

Most Beverlywood houses date from the middle of the last century, in traditional, Spanish, Colonial and ranch styles. The common lot plan is easy to read from the street: house near the front, driveway down one side, garage in the rear corner. That plan makes the garage the obvious first candidate for an ADU.

A garage conversion keeps the building's footprint and avoids the parking question entirely, since state law does not allow the city to demand replacement of garage spaces lost to an ADU. If the garage is too small or in poor shape, a new detached unit in the same corner, using 4-foot side and rear setbacks, is the usual alternative. Some owners prefer to keep the garage and build behind or beside the house instead. Lot depth decides whether that works without crowding the yard.

ADU Size and Height on Beverlywood's Flat Lots

Los Angeles writes its own size caps for new ADUs. Whatever they are, Sacramento requires them to leave room for an 850-square-foot one-bedroom and a 1,000-square-foot two-bedroom. A detached ADU is allowed at least 16 feet of height under state law, and up to 18 feet within a half-mile walk of a major transit stop.

On flat Beverlywood lots, a single-story detached ADU of a size that fits two bedrooms is a common target. A second story over a rebuilt garage is possible under city rules, but in a neighborhood with an active association and closely spaced houses, owners tend to favor single-story designs that keep views and privacy intact.

Utilities and Construction on a Beverlywood Street

LADWP supplies water and electricity in Beverlywood. Many houses here still run on their original electrical service, and adding a second kitchen, a heat pump and possibly an EV charger can require a service upgrade coordinated with LADWP. The sewer lateral from the main house is usually the ADU's drain path, and we camera it before design is final.

Construction access is straightforward compared with the canyons to the north: level streets, standard driveways and room for a concrete truck at the curb. That makes Beverlywood a good fit for factory-built ADUs where a crane can set the unit from the street, as well as for conventional construction.

ADU Options for Beverlywood Homes

01

Rear Garage ADU Conversion

The rear-corner garage on a typical Beverlywood lot can become a studio or one-bedroom ADU. Parking lost in the process does not need to be replaced under state law. The building already sits where the association expects it.

02

Single-Story Backyard ADU

A one-story detached unit keeps neighbor privacy intact and suits association design expectations, while still fitting a two-bedroom plan on many lots. A low roofline also keeps the unit out of sight from the street, which helps it pass both reviews without much discussion.

03

Junior ADU for Family

A bedroom suite with an exterior door can become a JADU with a kitchenette, giving a parent or adult child a private space without any new construction outside. Only a new door and some interior work are needed.

04

Prefab ADU Where Access Allows

Level streets and open driveways make crane delivery of a factory-built unit practical on many Beverlywood lots. A modular unit can be set in a day once the foundation is ready, which shortens the time neighbors live next to an active site.

FAQs

Beverlywood ADU Questions Answered

Can the Beverlywood homes association stop my ADU?

California law limits how far a homeowners association can go in prohibiting or unreasonably restricting an ADU on a single-family lot. The association can still apply reasonable rules, so we review its current guidelines during design.

Who issues ADU permits in Beverlywood?

The City of Los Angeles, through LADBS. Beverlywood is outside Beverly Hills, so Beverly Hills ADU rules do not apply.

Do I need to replace my garage parking if I convert it?

No. State law bars the city from requiring replacement parking when a garage is converted or demolished to create an ADU.

How big can an ADU be in Beverlywood?

That is set by Los Angeles code, within state minimums that protect a reasonably sized one- or two-bedroom unit. If you convert existing space instead of building new, the size caps do not apply at all.
