ADU Builder for Beverly Grove Homes and Duplexes
Beverly Grove packs single-family houses, duplexes and small apartment buildings onto compact city lots between Beverly Hills and West Hollywood. That mix makes it one of the most varied ADU neighborhoods we serve.
Beverly Grove ADUs Under City of Los Angeles Rules
Beverly Grove is a Mid-City West neighborhood in the City of Los Angeles, bordered by Beverly Hills on one side and West Hollywood on another. Because two other cities meet it, owners here are sometimes unsure which rulebook applies. For parcels inside Beverly Grove, it is Los Angeles: LADBS issues ADU permits, and LA's zoning code and the state ADU statutes set the limits.
The neighborhood's character comes from its density. Many blocks mix 1920s and 1930s single-family houses with duplexes, fourplexes and courtyard apartments, often on the same street. That means some owners are working under the single-family ADU rules and others under the multifamily rules, sometimes next door to each other.

Adding ADUs to Beverly Grove Duplexes and Apartments
For multifamily owners, the most important rule is SB 1211, in effect since 2025. A lot with an existing multifamily building can add detached ADUs equal to its current number of units, up to eight. A duplex can add two, a fourplex four. On top of that, non-livable space such as storage rooms, garages and laundry rooms can be converted to ADUs, with at least one conversion allowed and up to a quarter of the existing unit count.
Many older Beverly Grove duplexes and fourplexes have a garage row or carport at the rear, reached by a driveway or alley. That area is where new detached ADUs or garage conversions usually go. Parking spaces removed for an ADU do not have to be replaced. Older apartment buildings in Los Angeles may be covered by the city's rent stabilization ordinance. How that interacts with a new ADU on the same lot is worth confirming with the city's housing department before you commit to a plan.
- Duplex: up to 2 new detached ADUs
- Fourplex: up to 4 new detached ADUs
- Storage and garage conversions: at least 1, up to 25% of units
- No replacement of removed parking
Single-Family ADUs on Compact Beverly Grove Lots
Single-family lots in Beverly Grove are smaller than those across the line in Beverly Hills. The house fills more of the lot, and the backyard is often modest. Here the state's protections do much of the work: local rules cannot stop an 800-square-foot ADU that keeps 4-foot side and rear setbacks, whatever the lot's coverage or floor area.
A single-family lot can also have a converted ADU and a junior ADU inside the house. A typical combination on a compact lot is a rear garage conversion plus a JADU carved from a bedroom wing, which adds two units without building anything new outside. Both can house relatives or tenants on leases longer than 30 days.

Transit, Parking and Construction in Beverly Grove
The D Line extension opened in May 2026 with new stations along Wilshire Boulevard, including Wilshire/La Cienega and Wilshire/Fairfax. Parcels within a half-mile walk of transit carry no ADU parking requirement, and Beverly Grove's bus corridors may qualify other lots as well. We measure the walking route for each parcel.
Construction here is urban work. Lots are tight, street parking is scarce, and neighbors are close. We plan deliveries for off-peak hours, keep material storage on site and coordinate with tenants in occupied buildings. LADWP supplies water and power, and an added unit often means a service upgrade or a new meter.
ADU Options for Beverly Grove Properties
Detached ADUs Behind a Duplex
A duplex lot can add two detached ADUs under SB 1211, often in the rear parking area, doubling the number of homes on the property. Those units share the lot's existing driveway and utilities, so the site work stays contained to the rear of the property.
Apartment Storage Conversion ADUs
Unused storage rooms, laundry rooms and garage bays can become studios, with up to a quarter of the building's unit count allowed as conversions. These spaces already sit inside the building envelope, so the work is mostly interior: insulation, plumbing, windows and finishes.
Garage Plus Junior ADU Combination
On a single-family lot, a garage conversion and a junior unit inside the house together add two homes without new construction outside. The garden stays as it is, and the street view of the house does not change at all.
Transit-Exempt Beverly Grove ADUs
Lots near the new D Line stations need no ADU parking at all, which frees driveways and rear areas for living space. We measure the walking route from each parcel to the nearest station to confirm the exemption before design starts.

FAQs
Questions About ADUs in Beverly Grove
What can a Beverly Grove fourplex add in ADUs?
Up to four new detached ADUs, matching the existing unit count, plus at least one conversion of non-livable space such as storage or a garage. Whether all of those fit depends on the space behind the building and fire separation.
Is Beverly Grove in Beverly Hills or West Hollywood?
Neither. Beverly Grove is in the City of Los Angeles, so LADBS reviews ADU permits. It borders both Beverly Hills and West Hollywood, so we confirm each parcel's jurisdiction.
Do rent control rules apply to a new ADU?
Older apartment buildings in Los Angeles may be covered by the city's rent stabilization ordinance. Ask the city's housing department how a new ADU on your lot will be treated before you commit.
Can I add a junior ADU in a Beverly Grove house?
Yes. A single-family home can include a JADU of up to 500 square feet inside the house, alongside a separate converted or detached ADU.
