ADU Foundations, Utilities and Site Work in Beverly Hills

The parts of an ADU nobody sees decide much of its cost and schedule. In Beverly Hills that means old sewer laterals, small electrical panels, a city-run water system and, north of Sunset, slopes that need serious engineering.

ADU Foundations on Flat and Hillside Beverly Hills Lots

On level lots in the Flats and south of Santa Monica Boulevard, most ADUs sit on a conventional slab-on-grade or a perimeter footing with a raised wood floor. The soil is generally workable, though a soils engineer may still be needed where the ADU is two stories or sits near an existing pool or basement.

North of Sunset the foundation becomes a design problem of its own. Hillside lots often call for a geotechnical report, drilled piers or caissons, grade beams and retaining walls. Trousdale Estates parcels add a twist: the code limits building to the level pad, so the foundation has to stay on ground that was graded decades ago, and the soils engineer has to confirm how that fill behaves. Foundation choice also affects the schedule. Drilled piers need specialized equipment that must reach the backyard, and on tight hillside lots that access question can shape the whole plan.

Sewer and Water Laterals for a Beverly Hills ADU

Every ADU needs a way to drain. Most connect to the main house's existing sewer lateral, the private pipe that runs from the house to the city main in the street or alley. In older Beverly Hills neighborhoods, many laterals are original clay pipe, often cracked, root-invaded or offset at the joints. We put a camera down the line before design is final. If the lateral is failing, it is better to replace it during the ADU project than to discover it after the new kitchen is in.

Hillside ADUs sometimes sit below the street, which means wastewater has to be pumped up to the sewer. A sewage ejector pump adds equipment, electrical work and maintenance, and it has to be designed into the plans from the start. Water service comes from the City of Beverly Hills, which runs its own water department and treats local groundwater at its own plant, supplemented by Metropolitan Water District supply. An ADU can share the main house's meter or get its own. A separate meter means coordination with the city's water staff and can trigger a larger service line.

Electrical Panel and Service Upgrades With SCE

Southern California Edison supplies power in Beverly Hills. Adding an ADU with its own kitchen, heat pump, water heater and possibly an EV charger can push an older home's electrical service past its capacity. Many houses built before the 1960s still have 100-amp or smaller services, even after a remodel or two.

The fix is a load calculation, followed either by a subpanel off the existing service or by a full service upgrade. A service upgrade involves SCE's planning and scheduling, and on some streets it means a new overhead drop or underground conduit. SCE timelines are outside our control, so we start that request as early as the design allows. Gas service is increasingly optional. Current energy codes favor heat pumps and electric appliances, and many owners choose an all-electric ADU to avoid running a new gas line across the yard.

  • Load calculation for the main house plus the ADU
  • Subpanel or full service upgrade
  • SCE service request for upgrades or new meters
  • Conduit and trenching from the main panel to the ADU
  • EV charger and solar readiness where wanted

Fire Sprinklers and Fire-Zone Site Requirements

Whether a new ADU needs fire sprinklers depends on the project. Sprinkler requirements are generally tied to whether the main house has them, but the fire department may impose conditions based on access, distance from a hydrant or the scope of the work. We confirm the answer in plan check.

Fire-zone lots are a separate layer. Everything above Sunset, plus a handful of streets below it, carries the Very High Fire Hazard Severity Zone label from the city's fire department. Sprinkler questions there often go hand in hand with ignition-resistant construction and defensible space. Brush clearance inspections start on or after April 1 every year, and the ADU's placement changes which vegetation needs to be cleared.

Grading, Drainage and Trees on ADU Sites

Even a flat lot needs drainage planning. The ADU's roof and hardscape add runoff, and that water has to go somewhere other than a neighbor's yard or the main house's foundation. We grade the area around the ADU to drain away and tie downspouts to the site drainage system. Hillside lots may also need drains behind retaining walls.

Mature trees are part of what makes these neighborhoods what they are. Their roots often run under the area where an ADU or utility trench is planned. We map trees early, route trenches to avoid major roots, and check local tree protection rules, which differ between Beverly Hills and the City of Los Angeles neighborhoods next door.

How Careful ADU Site Work Protects a Beverly Hills Project

01

Fewer ADU Surprises Underground

Camera inspections, soils reports and load calculations done during design catch failing laterals, weak soils and undersized panels before the budget is set, rather than in the middle of construction. Those findings go straight into the scope.

02

Utility Timelines Planned Early

SCE service upgrades and city water meter requests run on outside schedules. Starting them during design keeps the ADU from sitting finished but unpowered while a utility catches up. We track each request alongside the build schedule.

03

Hillside Foundations That Fit the Lot

Piers, grade beams and retaining walls sized to the soils report keep a hillside ADU stable. Keeping work on the level pad also satisfies Trousdale's Article 26 limits. The engineer's details go into the permit set.

04

Protected Yard Around the ADU

Trench routes planned around trees, pools and hardscape mean less of the garden is torn up. Restoration is part of the scope, not an afterthought. Lawn, irrigation and paving are put back once the trench is closed.

FAQs

Beverly Hills ADU Foundation and Utility FAQ

Can my ADU have its own utility meters?

Yes, in most cases. That means an SCE meter for the unit's power and a second city water meter. Separate meters require coordination with each utility and can add cost, but they let a tenant pay their own bills.

Do I need a new electrical panel for an ADU?

Often. Many older Beverly Hills homes have services too small to support a second kitchen, heat pump and water heater. A load calculation tells us whether a subpanel is enough or whether a full service upgrade with SCE is needed.

Does my ADU need fire sprinklers?

Four things decide it: whether the main house is sprinklered, how close a hydrant is, how fire crews would reach the unit, and how much work is being done. Hillside lots above Sunset tend to draw more conditions. The fire reviewer gives the final answer in plan check.

What if my ADU sits below the street sewer?

Then wastewater must be pumped up with a sewage ejector system. It is common on hillside lots and needs to be designed in from the start, with its own electrical circuit and an alarm.

Do hillside ADUs need a soils report?

Usually. Slopes, fill soil and retaining walls all need engineering. A geotechnical report guides the foundation design and is typically required for plan check on hillside lots.
